On the sixth floor of a building in Calle de Leganitos, a few steps from Plaza de España, this duplex penthouse brings together a 174 m² home with four bedrooms and four bathrooms and, just above it, a private terrace of 301 m² with a pool.

The main floor separates the day area —living room, dining room, kitchen with island and an 11 m² terrace— from the night area, with the four bedrooms along the hallway, a dressing room in one of the bedrooms and four full bathrooms.

The rooftop works as a second home in the open air: pool, chill-out area, outdoor dining area with barbecue, fire-pit corner, showers, toilets and planters, with the rooftops of central Madrid all around.

It has been fully renovated and is delivered furnished, with an equipped kitchen, air conditioning, communal heating, a lift and a concierge.

Usable is the floor area you walk on, inside the walls.

Built adds the walls and partitions of the home.

Catastro is the area recorded in the Spanish Land Registry: it usually also includes a share of the building's common areas, and it is the basis for the annual property tax (IBI).

The 174 m² advertised for the home are those of the Catastro. The 301 m² of the private terrace are built: its usable area is 255 m². Some listings add up to 475 m² (174 + 301), but these are areas of a different nature.

The rooftops of central Madrid seen from the rooftop
Looking down

The castizo Madrid

A sea of roofs in Arabic tile, attic windows, old chimneys and interior courtyards: the contrast between the Madrid of skyscrapers and the Madrid of always.

Before the skyscrapers

Beneath these rooftops a stream once ran

And along its banks, orchards. From them the street takes its name.

History

Four centuriesin Calle de Leganitos

Few streets in Madrid have seen so much. Court musicians, the king's architects and writers all passed through here, before Plaza de España and its skyscrapers changed the skyline.

Algannet

Orchards beside a stream

The name comes from the stream and the fountain of Leganitos. Mesonero Romanos linked it to the Arabic word algannet, “orchards”: that is what this hillside was before it became a street.

1590

The king's choirboys

Philip II founded the Colegio Real de Santa Bárbara in the street, for the boy musicians of the Royal Chapel. In the time of Ferdinand VI it was directed by Farinelli, the most famous singer of his age.

1618

A bridge over the ravine

The stream opened up a ravine that held the town back towards the west. A bridge was laid that already appears on the Teixeira map of 1656; in the 21st century archaeology has located part of its buried structure.

1757

Illustrious residents

Domenico Scarlatti died at number 35, where a plaque commemorates him today. At number 13 the royal architect Ventura Rodríguez (1785) and the playwright Juan Eugenio Hartzenbusch (1880) lived and died.

1912

Plaza de España is born

Around 1912, the development of Plaza de España, over the old meadow of Leganitos and as the culmination of Gran Vía, erased the square and the alley of Leganitos and left the street with its current layout.

1953

The skyscrapers

The Otamendi brothers completed Edificio España, at 117 metres then the tallest in the country. Shortly afterwards came Torre de Madrid, at 142. In 2021 the square reopened transformed into a large pedestrian space.

He has not passed this way

Legend has it that Saint Francis of Assisi hid a fugitive from the Santa Hermandad in this street and put his pursuers off the scent with that phrase. Madrid tradition has repeated it for centuries.
